Kenneth R. Arndt and Associates, Inc. is organized as a regular corporation under the laws of the State of Michigan. Services were first offered in 1978 through Alpine Appraisal Company.
Profile
Kenneth R. Arndt and Associates, Inc. provides appraisal and consulting services in northern Michigan to clients concerned about supportable market value and other specialized estimates under a variety of circumstances. Fifty percent (50%) of non-residential work is performed for State of Michigan agencies, federal agencies and private parties. The balance of work is performed for a variety of commercial banks and private lenders.
Philosophy
Kenneth R. Arndt and Associates, Inc. appraisers estimate value. We do not determine value. The market participants determine value.
Value estimates are based on data available in the market. Data comes in the form of sales, listings and opinions of value. Value based solely on opinions - by anyone - is a risky proposition. The best support for an estimate is a comparable consummated sale.
Personal integrity, reasonable fees and work products which follow a supportable appraisal process are and will continue to be our hallmarks.

History
Kenneth R. Arndt & Associates, Inc. was formed originally as Alpine Appraisal Company, Inc. in 1978. The firm started with offices in Gaylord and Sault Ste. Marie, and operated with two appraisers until 1985, when Kenneth R. Arndt joined the firm. In the firm's early days there was no formal appraisal licensing, but all appraisers in Michigan held a real estate salesperson's license or a broker's license.
In 1986 we moved the firm's office to 6 East McCoy Road in Gaylord, and it was incorporated in 1987. From 1987 to 1990, we grew with the addition of Kimberly Wagar in 1988 and Tom Trudgeon and Laura Boerema in 1990. Tom Kelly and Tom Allison joined the firm in 1992, both specializing in commerical appraisal work. Full time office manager Denise Hewitt joined the firm in 1992 as well, changing careers from her paralegal work at the law firm of Nelson, Petruska & Allen, and it is her cheerful voice you usually hear first on the phone.
In 1996, we renamed the firm Kenneth R. Arndt & Associates, Inc. with a new corporate structure to accommodate retirement plan and stock ownership changes.
Our newest associate, Mr. Brad Berlin, joined us in 2003 and will concentrate on commercial appraisal work. Brad was a commerical bank officer in his former career, as were Tom Trudgeon, Tom Allison, and Laura Boerema.
Over the years, the business and our practice has evolved with the lives of our associates. Electronic delivery, continuing education, electronic integration with the Internet and a host of technical changes challenge us daily. But we're still here, and we're still growing and working, and you will find us integrated into our communities at every level. We're members of local boards of review and planning commissions, we participate in a host of organizations such as Big Brothers/Big Sisters, Habitat for Humanity, and the Boy Scouts, and we share our experience by teaching certified appraisal classes to practicing appraisers on a variety of subjects.
